A well presented home with four bedrooms. The master bedroom is en suite and there is a family bathroom. There is good size kitchen diner, a spacious living room/study area and a private garden. It is in a quiet location yet still close to the city centre.

About The Location - Brookholme Court is located just outside the centre of the historic City of Lancaster and is only a short stroll away from the train station and countryside walks in the nearby Freeman's Wood. The property is positioned in a quiet cul de sac of similar styled homes and from the rear there are views over the woods. If sport is your thing both Lancaster Cricket and Football grounds are within easy walking distance. St George’s Quay will provide pleasing riverside walks and there is a wide variety of local wildlife.

This family home is a truly great property offering stylish decoration and modern fittings throughout, not to mention the spacious rooms. The front door opens into an attractive hall where you can gain access to the ground floor rooms and a staircase takes you to the first floor. Buyers will find that the lounge offers ample space to dine whilst enjoying a pleasing aspect over the rear garden. The breakfast kitchen is of good size, has a range of fitted units and built in appliances. The ground floor also features a separate WC just off the hallway as well as a cloaks cupboard.

The first floor has four bedrooms with the master en-suite. There is a family bathroom and hatch access to the loft.

Externally there is off road parking to the front whilst the rear offers a very attractive garden with a private patio seating space and woodlands beyond. Viewing comes highly recommended.

Owners comments: We have loved living in Brookholme Court. We were the first owners of the house on a development which was converted from a farm a few years ago - the farmer still uses the adjoining fields. We have tried to decorate and furnish it in keeping with the country/ barn style and the house has an old-fashioned style Yeoman gas stove and country kitchen. The best thing about the house is the location. There are a huge variety of walks and bike rides that you can do from the door. We are next to the Lancashire Coastal Path so you can ride or walk for miles without meeting a road. On the other hand, a 15 minute walk will take you into the city of Lancaster which has a lively cultural scene, some of the best-rated schools in the country and a train station which connects directly with London, Manchester and Scotland. We can be in London in just over 2 hours or walking in the Lakes in under an hour. There is a nature reserve around the corner from the property which has just been expanded and now has rare breed cattle, an orchard along with hosting nature walks and children’s activities. With easy access to the M6, the Lake District, the Yorkshire Dales and the Trough of Bowland are only half an hour away by car. It's a perfect mix of city and country, really the best of both worlds and a great location for our regular commute to Preston. The house is of a very rare style for the centre of Lancaster. It is spacious, well-lit and peaceful. You do not find many barn conversion style houses within a courtyard setting and with a decent garden within the city centre. The neighbours are very friendly and there is a good community within the courtyard including a mixture of families, young professionals and retirees. We hope to find a buyer who will love the house as much as we have.
